Roof maintenance can prevent roof damage and costly roof repairs. This involves performing a semi-annual inspection of your roof. Also, it should be inspected for debris and damage after storms.
Maintenance throughout the year
In general, it is important to keep an eye on your roof. Use binoculars to get a closer look at what’s going on on your roof. Early detection of problems, such as peeling or missing shingles, will save you money.
- Remove large branches from the roof.
- Trim branches that touch or protrude from your roof.
- Regularly clean gutters and downspouts of any debris.
The biannual inspection
The best time to check your roof is when the weather is calmer. In most places in the US, early fall and early spring are the ideal times for a roof inspection. Tip: Schedule your semi-annual inspections for weekends when the time changes. That way, you’ll remember it easily. Never climb on a icy or wet roof.
A roof inspection consists of two parts: interior and exterior.

Inspect your attic or basement for moisture or drip points. Using a flashlight, look for dark spots on the wood, especially around vents and chimneys. Examine joists, siding, and ridge joists. If you find a stain, check to see if it is wet and soft. A soft spot means it’s new. Keep track of wet spots so you can check the corresponding areas when you check the roof outside. Check if there is outside light that can be seen through the roof. Inspect the ceilings around your house for wet spots. Inspect roof tiles for mold growth.
outdoor inspection
Before you inspect your roof, familiarize yourself with roof inspection safety. Basic safety includes: wearing a safety harness and safety rope, positioning the ladder correctly, and wearing non-slip (rubber-soled) shoes.
Carefully climb onto your roof and begin the inspection:
1) Visually inspect shingles for damage or deterioration. Look for loose or missing shingles. Pay close attention to the side of the roof with the most direct sun exposure.
2) Inspect chimney for cracks.
3) Inspect flashing.
4) Remove debris (such as leaves and branches).
5) Clean the gutters. Check for fine, gravel-like granules in the gutters. This is a sign of deterioration of the tile.
