Cancellation Policy for Student Housing in Reading
The cancellation policy for Reading student accommodation is one of the most important parts of your contract and should be reviewed before signing. Having a UK-based guarantor is also essential and will help you avoid any fees if you cancel your contract with us.
We understand that you may have a change of heart about your university choice, or other unforeseen circumstances, and we do allow for a short period of time to cancel your booking without penalty. However, we will not refund your deposit unless you are able to find someone to take over the remainder of your contract. This is done by filling in the online form that can be found on the housing portal, and will require an incoming tenant to complete a new contract, a Right to Rent check with NSL (if applicable), and sign up to our tenancy terms and conditions.
Typically, any payments made by the new occupant will be deducted from their first month’s rent. If any additional charges are outstanding, these will be recalculated and collected from the new occupant at this point. This is in line with our tenancy agreement and is how we are able to guarantee that we will not let your room go empty.
What is the Cancellation Policy for Student Housing in Reading?
To cancel your booking and claim back any deposits paid, you must email or write to your Property Team within five days of confirmation that you have been released from your university place. You must include official written proof from your university or higher education institution and/or UCAS (which must include the reason why you are unable to attend) in order for us to process your request.
If you are unable to find a replacement tenant then you will remain liable for the remainder of your contract and will need to pay any remaining rental fees. If you have a 50 week licence agreement, you will need to make a rent top up payment to bring your payments into line with those of students with 40 weeks, as this is a longer duration of accommodation.
You will need to find a Reading student accommodation, which means they must be eligible students and have been accepted onto their chosen university course. We will only release you from your contract if we are satisfied that the replacement has signed and paid their rental fees and signed up to our tenancy terms and conditions, including the required guarantor.
